Holding Deposit
  • A holding deposit is required to reserve a property. This is 1 week's rent and will be deducted from your first month's rent or tenancy deposit upon signing the tenancy agreement.
  • If your application is successful and you proceed with the tenancy, the holding deposit will be credited to your first payment.
  • Refunding the Holding Deposit:
  • The holding deposit will be refunded within 7 days unless:
    • You withdraw from the tenancy before signing.
    • You fail to pass the Right to Rent check.
    • You provide false or misleading information that affects your eligibility for the property.
    • You fail to sign the tenancy agreement within 15 days of the holding deposit payment (unless agreed otherwise).
Tenancy Deposit
  • Charge: As a security deposit for the property.
  • Amount: 5 weeks' rent is to be paid
  • Note: If a holding deposit has already been paid, only an additional 4 weeks' rent is required to complete the total deposit.

Rent in Advance
  • Charge: There’s no limit to how much rent in advance can be charged, but no extra fees can be hidden as "rent in advance."
Late Rent Payment Fee
  • Charge: If rent is more than 14 days late.
  • Amount: 3% APR above the Bank of England base rate.
  • Note: This fee will only be charged if stated in your tenancy agreement, and either the landlord or agent (not both) will charge this.
Ending Tenancy Early
  • Charge: For agreeing to end your tenancy early.
  • Amount: Covers any loss of money or reasonable costs incurred by the landlord or agent.
  • Note: Tenants are liable to pay rent until the agreed end date, even if they move out earlier, unless a new tenant is found.
Changing or Transferring Tenancy
  • Charge: For changing a term in your tenancy or transferring it to someone else.
  • Amount: Up to £50 can be charged.
  • Note: You can be charged more than £50 if the landlord proves the change costs more than this.
Damage to Property
  • Charge: If damage is caused to the property.
  • Amount: The landlord may keep part or all the deposit or seek further costs through legal means.
Lost Keys or Fobs
  • Charge: The cost of replacing lost keys or fobs.
  • Amount: Based on the reasonable cost of replacement.
Process to rent out a property:
  • Please call or email us your interest and share us the basic details which are asked. Please ensure to be honest while sharing your information
  • Fix a convenient time for viewing
  • Call / email us if you are interested to proceed
If Applicants are interested to rent a property after viewing and if approved, the applicant is required to provide: -
  • Full name, Email addresses and contact numbers
  • To allow us to take a property off the market and reserve it for you we would require a deposit as mentioned in the tenant fee section.
For referencing, applicants are also required to provide the following information, which are appropriate to their circumstances: -
  • Recent landlord/letting agent reference
  • Last 3 months of current account bank statements and payslips
  • UK visa (applicable for applicants outside UK)
  • Photographic ID (passport or driving licence)
  • If self-employed - Employer/accountant reference on letter head stating job title, contract length and annual income
  • Guarantor details (address proof, payslips, bank statements)

Once all relevant references are received and we have a date of check in agreed, we will provide the lease and tenancy documentation for signing.
